Understand what the priority actions mean and what you need to do to get compliant

Your priority actions are visible on the Dashboard and ‘My Portfolio’ page, allowing you to see exactly what needs to be done for each property.

In this article, we explain:

  • What each priority action means

  • How to complete each type of action

Properties in Breach

Your most urgent compliance action

Properties in breach mean that a property either:

  • Has no licence and needs one

  • Has a licence attached that is expired or invalid for the property

  • Has had a licence application rejected by the local council

To view all of your properties in breach, click on the card in either the Dashboard page or My Portfolio page to get a filtered view.

From here, you can view each property in breach and drill down into the specifics.

If you wish to see only expired licences or properties with no licences, adjust the filters above the table for a more granular view.

From your filtered view, click into any of the at-breach properties to get a better understanding of what needs to be done

Click on a non-compliant property, and the action panel on its individual property page will explain what step you need to take.

Updating an expired licence

Head to the individual property page, where you will be met with an action to fix your in breach licence.

The licence requirement panel will tell you exactly what new licence is needed to apply for.

You can click directly on the action to jump to the ‘licence management’ section where you can review the expired licence

If a licence is flagging as expired, you should apply for a new one immediately. Press the delete button for the expired licence. Then, log the submission details for the new licence once you have completed a new application.

Once you have logged your new application, the compliance status will automatically update, and no action will be required until the council confirms whether the licence is granted or rejected.

Updating a property with no licence

To update a property with no licence, head to the individual property page. You’ll see the licence requirement tab which tells you exactly what licence you need to get.

Head down to the licence management section and click ‘log an application’ if you have an application in progress. Properties with licence applications that are in progress are considered compliant as the local council won't issue a fine while they are processing an application

If you do have a licence, press ‘Upload a licence’ and log the information, and your property will automatically become compliant.

Fixing an Unrecognised Address

Common with new builds, address typos and incomplete addresses

Unrecognised addresses are those that we can’t match to the official national address database. This is especially common in new builds where the official data hasn’t been updated, but it can sometimes just be a typo or an incomplete address, such as one missing a postcode.

Click into the ‘Unrecognised address’ panel to automatically move to the filtered view of properties affected.

Click into the individual property view to resolve the issue.

From here you have two options:

Edit the Property Address

If you suspect the address is incomplete or contains a typo, edit the property address with the ‘edit property’ button in the top right corner.

Start typing the address out and choose the correct one from the dropdown menu.

Once you’ve successfully updated the address, your property page will automatically be updated and you’ll be able to see the licensing requirements and next actions for the property.

Place a Pin on the Map

If you can’t find your address in the drop-down or fixing the typo didn’t automatically update the property, you can also opt to put a pin in the map on the right-hand side if you know where the property is located.

Click on the map to place the pin in the property location and press ‘save location’ in the corner of the map to automatically update your property page and resolve the action.

Fixing Incomplete Property Information

Identifying the information necessary to know what licence you need

Your ‘incomplete property information’ action means that we need people and household info for the property to figure out what type of licence is needed to ensure compliance.

The different schemes have different rules regarding occupancy, so it’s essential that this information is stored correctly.

Click into the ‘Incomplete property information’ card to jump straight to a filtered view of the affected properties.

To resolve the action, head to an individual property and click the action card to jump straight to the people and household fields.

Update the property’s household and occupancy information and hit update to automatically refresh the licence requirements.

At the top of the page, you’ll now know exactly if a licence is needed and what action to take next.

Affected by an upcoming scheme

Properties in areas with an upcoming licensing scheme

Use this action card to understand which properties may need a licence in the future based on announced but not yet active licensing schemes.
