Purpose

This article explains each section of the property licensing report generated by Kamma Quick Check, so you can confidently interpret and share the results.


What you’ll learn

Property Summary

This section reflects the information entered into the Quick Check form.

It includes:

  • The property address

  • The number of people (if entered)

  • The number of households (if entered)

If occupancy details were included, the report results will be based on those figures.


Licence Alert

This section highlights the licensing requirement for the property.

  • If the number of people and households is known, it will state the type of licence required, if any

  • If occupancy details were not provided, it will state that a licence may be required

This is the headline outcome of the report.


Licence Schemes at this Address

This section lists all active licensing schemes covering the property’s location.

For each scheme, the report includes:

  • The scheme name

  • The start and end dates

  • A summary of the scheme criteria

This helps you understand why a licence may be required.


Future Schemes

This section lists licensing schemes that:

  • Cover the area in which the property is located

  • Have been announced by the local authority

  • Have not yet formally started

This allows you and your landlords to prepare in advance.


Planning Considerations

This section indicates whether the property falls within an area covered by an Article 4 direction.

An Article 4 direction means:

  • Planning permission is required to convert a property into a House in Multiple Occupation (HMO)

This is separate from licensing but often relevant for landlords.


Licence Determination Guide

This is a quick reference table showing:

  • The people and household thresholds for different licence types

It helps you understand how occupancy levels affect licensing requirements.

It is designed for landlords or agents who are unfamiliar with licensing.

Apply for a Licence

This section includes contact details for licence application support.

  • By default, Kamma’s contact details are shown

  • These can be replaced with your organisation’s details in Brand Settings

  • Your Branch Administrator can update this

This allows you to use the report as part of your client service offering.


What happens next

You can:

  • Download or print the report

  • Share it with landlords or colleagues

  • Use it to support pre-instruction or pre-tenancy advice
