Understand the Kamma Reapit licensing interface

Manage licensing workflows directly within Reapit using Kamma

Purpose

This article explains how the Kamma licensing interface works within Reapit and how it helps manage property licensing workflows more efficiently.

How the licensing interface works

When you open the Licensing tab on a property in Reapit, or open the Kamma app while on a property in Reapit, you’ll see the Kamma licensing interface instead of the standard Reapit licensing form.

Although the interface is provided by Kamma:

  • Information is still written back into Reapit, for fields Reapit supports

  • Your data continues to remain within Reapit

This allows Kamma to provide a more advanced licensing workflow while keeping Reapit as the system of record.


Benefits of the Kamma licensing interface

The interface is designed to provide:

  • A more intuitive licensing workflow

  • Faster access to compliance information

  • Improved visibility of licensing actions and status

It also allows Kamma to extend beyond the default Reapit functionality, meaning new features and workflow improvements can be delivered more quickly.


Understand the tabs

The interface is organised into tabs, grouping related licensing information together.

There are some fields that are greyed out and not editable. These fields are either written directly via Kamma, such as the licence type required, or, are calculated based on information elsewhere in Reapit, such as the count of occupants for the current tenancy. There's more information about this in the 'Fields automatically managed by Kamma' section below.


Compliance Overview

Displays:

  • Compliance status

  • Licence type required, if relevant

  • Action required

  • Licensing schemes applicable to the property address

This is the main view for understanding the property’s current compliance position.


Property Information

Displays property attributes such as:

  • Whether the property is an s257 HMO

  • Whether it is above commercial premises

  • Whether it falls within an Article 4 direction area. This field is automatically populated by Kamma.

  • Any property restrictions

Update the fields and click 'Save to Reapit' to save your changes.


Tenancy Information

Displays:

  • Occupant count, calculated based on current tenants in Reapit

  • Household count

These figures are used to determine:

  • The licence required

  • Whether the property remains compliant in terms of the maximum occupants and households allowed in the licence conditions

Update the fields and click 'Save to Reapit' to save your changes.


Licence Information

This section is used to manage and monitor licensing compliance by adding:

  • Licence application details

  • Granted licence details

  • Licence documents

Kamma automatically populates:

  • Compliance status

  • Licence required?

  • Licence type required

Update the fields and click 'Save to Reapit' to save your changes.


Licence Exemptions

Used when a property is exempt from licensing.

For example:

  • The landlord is selling the property

  • Another valid exemption applies

Properties with an active exemption are treated as compliant.

You can also override the licence requirement Kamma has suggested.

How to add a licence exemption

Step 1: click 'Add licence exemption'

Step 2: Complete the form and click 'Save Exemption'

Enter a reason for the exemption and the date the exemption is valid until, if one exists. To exempt this property from requiring a licence select 'No licence required' from the 'Licence required for this property' dropdown. To override the licence requirement Kamma has determined, select a licence type.

Step 3: The licence exemption is now active

The licence exemption, or override, is now active. If you've applied an exemption the property will be marked as Compliant on the Compliance Overview and Licence Information tabs.

Note: Licence Exemptions are turned off by default. Contact your Customer Success Manager to discuss enabling this feature.


Compliance Tasks

Used to track actions required to meet licence conditions.

Examples include:

  • Safety works

  • Documentation requests

  • Council requirements

If a compliance task becomes overdue:

  • The property is marked as Non-compliant

Note: Compliance Tasks are turned off by default. Contact your Customer Success Manager to discuss enabling this feature.


What happens next

  • Licensing data entered through the interface is saved back into Reapit

  • Compliance status updates automatically based on the information recorded

  • Kamma continues to monitor scheme changes and licensing requirements in the background
