Mark a property as vacant

Mark a property as vacant to pause licence requirements while it's empty, without losing its tenancy data.

In this article, you'll learn how to:

  • Mark a property as vacant from its property page

  • Mark a property as vacant while deleting a current tenancy

  • Set a vacant property back to Let

Steps

Step 1: Open the property

Go to My Portfolio and click the property you want to mark as vacant to open its Property Compliance Overview page.

Step 2: Mark the property as vacant

Option 1: From the Tenancy Details section

  • In the Tenancy Details section, click Mark as Vacant.

  • A modal titled Mark this property as vacant? appears, explaining that no licence will be required while the property is vacant.

  • Click Mark as vacant to confirm, or Cancel to back out.

Option 2: While deleting a current tenancy [Pro tier]

  • In the Tenancy Details section, click Delete next to the current tenancy.

  • In the delete confirmation modal, tick Mark this property as vacant.

  • Confirm the deletion. The tenancy is removed and the property is set to vacant in the same action.

Step 3: Set a vacant property back to Let

  • On the property page, click Mark as Let.

  • The property returns to Let immediately, with no confirmation needed.

Step 4: Filter to find vacant properties

  • On the portfolio page, select Vacant from the Occupancy Status filter

  • Click Apply to apply the filter

  • The table of properties will update, showing only Vacant properties

What happens next

  • A Vacant badge appears next to the property address on the Property and Portfolio pages.

  • Compliance Status shows Compliant and Licence Requirement shows None — no licence is required while a property is vacant.

  • The Action field updates to "No action required."

  • A count of Vacant properties appears on the Dashboard page

  • Current tenancy fields are disabled but their data is kept (unless you deleted the tenancy via Option 2).

  • You can find vacant properties by filtering

Important notes

  • Tenancy data isn't deleted — Marking a property vacant from the Tenancy Details button disables the current tenancy's fields but keeps its data. Only the delete-tenancy checkbox removes the tenancy itself.

  • Arranging tenancies still work [Pro tier] — You can add a licence for an arranging tenancy on a vacant property. Adding one for a current tenancy is blocked while vacant.

  • New properties default to Let.

Common questions

Does marking a property vacant affect my compliance numbers?
Vacant properties count as compliant and appear as a separate vacant stat, so they won't be flagged as needing action.
