Use the Imports feature to add or update multiple properties in your portfolio in one go, without entering each one manually.
What you'll learn
In this article, you'll learn how to:
Prepare and upload a property CSV file
Review how Kamma has classified each row before committing
Confirm the import and check the results
Before you start
Your CSV must include these columns (exact names): reference id, address, postcode, people, households. The notes column is optional.
Download the CSV template from the Import Properties page to make sure your file uses the right format.
Properties are matched to existing records by reference id. If a row's reference id matches a property already in your portfolio, that property will be updated. If it doesn't match, a new property will be created.
Steps
Step 1: Open Import Properties
Click Imports in the left-hand navigation, then click New Import in the top right.
Step 2: Upload your CSV
In the Import into dropdown, select the branch you want to import properties into. Properties will be created against this branch.
Drag your CSV into the upload area, or click Browse to select it. The file name and size appear once the upload is complete.
Click Validate & Review.
Step 3: Wait for Kamma to classify your records
Kamma checks each row against your portfolio. The page shows "Classifying your records…" — for large files this can take up to 10 minutes.
You can leave this page; the classification runs in the background. Go to Imports in the left-hand navigation to check progress. When the import shows a Review button, it's ready.
Step 4: Review the classified records
The Review screen shows a summary and a row-by-row breakdown of how Kamma has classified your data:
New — the property will be added to your portfolio
Update — the row matches an existing property by reference id and will overwrite its fields
No Change — the row matches an existing property exactly; nothing will change
Invalid — the row has missing or unrecognisable data and cannot be imported
Failed — the row could not be processed
Use the filter tabs (New, Update, No Change, Invalid, Failed) to focus on specific groups. For Update rows, the table shows the existing values and the incoming values side by side — check these carefully before proceeding.
If you need to correct your file, click Abort import. Nothing will be applied to your portfolio.
When you're satisfied, click Import [n] properties.
Step 5: Check the results
The Results page confirms the import is complete and shows a breakdown of what happened: New Properties, Updated, and Not Imported.
Use the filter tabs to check any rows that failed or weren't imported. Click Go to imports to return to the Imports list, or Start a new import to run another.
What happens next
IMPORTANT: Once an import completes Kamma kicks off a background task that checks the compliance status for all new or updated properties. This can take several minutes to several hours depending on the number of properties imported. Until this is complete the properties may not reflect the correct compliance status and be missing some information such as Local Authority.
New properties appear immediately in your Portfolio
Updated properties reflect the new field values from your CSV
You can return to any past import by clicking Imports in the left-hand navigation and clicking View
Important notes
Blank CSV fields won't clear existing data — only non-empty fields overwrite values. If a field is blank in your CSV, the existing value is kept as-is.
Both classification and import run in the background — you can safely leave the page at either processing step and return when it's done.
Each import is tied to a branch — make sure you've selected the right branch in the Import into field before uploading.
