Override a licence determination for a property

Change which type of licence a property requires using a licence determination override in Kamma Suite.

Before you start

Licence overrides are part of the Kamma Pro tier and must be enabled on your account. If you don't see the Add Licence Exemption button on your property pages, contact us at [email protected] to discuss enabling this feature.

Steps

Step 1: Go to the property page

Open the property whose licence determination you want to override.

  • Click My Portfolio in the left-hand navigation

  • Find and click on the relevant property to open its Property Compliance Overview

Step 2: Open the Add Licence Exemption modal

Scroll down to the Licence Management section and click Add Licence Exemption.

A pop-up modal titled Add Licence Exemption will appear.

Step 3: Fill in the override details

Complete the fields in the modal:

  • Licence exemption or override reason (required) — enter the reason for the override. For example: "Property meets Mandatory HMO criteria — Selective licence not applicable."

  • Licence required for this property (required for an override) — select the licence type that should apply to this property: Mandatory, Additional, or Selective. This replaces the current licence determination.

  • Exemption valid until (optional) — enter a date if the override should expire. Leave blank if it applies indefinitely.

Step 4: Save the override

Click Save Exemption to apply the override to the property.

To discard without saving, click Cancel.

What happens next

Once you save the override, the new licence type will be displayed in the Licence Management table.

The Licence Requirement card will update to show the new licence type. It shows the original licence required with strike through text and indicates that an exemption is active.

You'll need to apply for a licence of that type with the local council, if you don't already have a licence.

Return to the Licence Management section and use Log an Application or Upload a Licence to record the new licence in Kamma Suite.

Important notes

  • Pro tier feature — Licence overrides are not available on all Kamma accounts. Contact [email protected] if you'd like to enable this for your account.

  • Applies to Kamma only — overriding a licence determination in Kamma Suite changes how Kamma tracks the property. It does not affect the local authority's records or any obligations under the licensing scheme.

  • Exemption valid until — if you set an expiry date, review the property when it approaches and update or remove the override as needed. Once the override expiry date is past Kamma will expect the property to have the original licence type in place.
